It looks more like Greek to me than Latin, but it doesn't seem to be a pure form of either one. What it says, I don't know.
It's Greek; where was the photograph taken? If I know a place, it is easier to check.

It's Greek, from High or Late Empire, probably Christian. The reading is difficult because of how the words are spelled.
Apparently it starts with ???? ???????? (instead of ??????????) meaning "there lies down".
On line 4 almost certainly you have ??????????? (aorist with the meaning "completes", "finishes" or "dies"). After that probably it follows with ???? ??????? (instead of ???? ????????) ?
Could those spelling differences be simply a person who wasn't well-schooled? Or maybe a local dialect/slang?
On line 3 ?????????? probably stands for ???????????(?) or ??????????? (haven't figured out the grammar yet). The chartularius position is first mentioned in 4th century AD, so here's your terminus post quem.
Also in line 5 ?? ??? may stand for ??? ???.

Yes. Ancient scholars may have proposed some rules for the orthography, but generally speaking, people did not care too much about it. In Libya, the name "Marcius" became "Marchius"; in Germania Inferior, many words starting with a vowel received an H ("hego" for "ego"). They will not have thought these were errors; after all, most people never thought much about orthography.

I believe this is a (Christian?) funerary inscription. Here are few words I could read more or less:
Line 1: ???? ?A(?)?????? ...
Line 3: .. ??(?) ?????????? ...
Line 4-6: ??????????? ???? ??????? ?? ??? ???? or ????? ...
H, I and ?? were all pronounced [i]. In this inscription the etymological ??-s are regularly rendered by H-s.
However please note my knowledge of Greek is mediocre. You should try the Greek History and Archaeology forum for a more accurate reading.
